Over the years we have developed a number of specialisms to support planning applications and local plan site promotion. These specialisms have been developed further so that they are also of assistance to Local Authorities in the production of their local plans. Roland has also undertaken bespoke research for the RTPI, LPDF and the Government. Housing  & Five Year Land Supply 

Promotion Strategy: We have considerable experience of promoting both large and small scale housing developments through both the Local Plan process as well as through the development management process and occasionally at appeal. We can advise the most appropriate strategy for each client taking into account the status of Plan preparation, the level of future need and sustainability criteria. 

Five Year Housing Land Supply 
We have a considerable track record in challenging councils claimed five year supply.

We can provide high level assessments to inform promotion strategies and timing for applications and appeals.

 At appeal we have a reputation of robustly defending  our assessments.

Specialist Older Persons Housing

We have considerable experience in promoting schemes for specialist older persons housing including Extra Care.

Roland has given evidence to the Older Persons Housing Task Force and the All Party Parliamentary Group on Aging and Older People. He was also the lead author on the Government’s published research “Trends in older persons housing”.

This participation has resulted in recommendation 8 from the Task Force which requires LPAs to allocate sufficient land for OPH/LLH and importantly where an LPA is unable to allocate sufficient land to meet the needs of their ageing population, the local plan should include an exceptions policy.

We have developed a new simple model for assessing older people’s housing need (as recommended by the Task Force). This new model is the result of Roland’s participation in the Older Persons Task Force including the critical review of all current models.

We have considerable experience in promoting Older Persons Housing both through the local plan process (we made the recommendation for the inclusion of the exceptions policy in South Oxfordshire Plan) challenging both the overall level and type of older persons housing being planned for.

Employment and Warehousing (B8) 

We have experience in both site identification and promotion of employment and warehousing/logistics developments of all scale.

We are able to model both the demand for new development and also review existing supply to consider how it may (or may not) meet the future demand.

We have previously successfully promoted Local Plan allocations in Northamptonshire which has now been developed as Panattoni Park Northampton offers over 1.6 million sq ft of state-of-the-art logistics and industrial space immediately adjacent to Junction 16 of the M1

 

Economic Benefits Appraisal

The Economic Benefits of a projects is a material consideration in the determination of a planning application. 

Roland previously developed an Economic Impact Assessment the purpose of this was to be able to assess any development on a common basis. This model has been used to support many different types of  proposals both at application stage and at appeal. 

Building on this previous experience we are now able to offer a full treasury “Green Book” assessment of the economic benefits of any proposal
